A "floating home" is a houseboat with no means of self-propulsion. It is legally permitted and subject to property taxes. Floating Homes must comply with applicable codes.
The Sausalito Floating Home community consists of approximately four
hundred homes inhabited by a diverse and eclectic group of people. The highest percentage
of residents are professionals/executives. 15% of the owners are retired and a large
percentage are artists with studios either in their homes or downtown Sausalito. The
average age of a homeowner is forty five.
One of the reasons people move here is the proximity to both nature and urban area. Just think...you can have a kayak and a canoe and a motor boat all parked outside your front door. Its like vacation year-round. The largest Floating Homes may park a larger sail or power boat outside their homes. The pleasure boat may not be longer than the width of the berth.
One of the many advantages to Floating Home ownership is the high demand for both short-term and long term rentals. There is a great shortage of rentals so you can get top dollar for your home if you rent it out. If you are a traveler as many of us are, It is very easy to bed and breakfast your home when you go on vacation! We did it in August and paid for 1/2 of our trip!

Life on a floating home
Life tends to be quiet, peaceful relaxing and fun. You are closer to nature when you live on a floating home. You have the option to go boating or garden in pots outside your gate. The neighbors are usually friendly and interesting to talk with. It's a unique lifestyle that suits a wide variety of people from around the world!
Berth Fees
There are monthly fees associated with owning a floating home. The monthly fees are paid to the harbor and are called berth fees. At a few harbors the fees include trash removal, sewer hook-up, parking and room to park your pleasure boat outside your door. A few harbors do not include sewer hook-up. That is an additional charge of $350 per year. Berth fee range from approximately $650-$900 per month.
Pets
A few docks do not accept dogs. All of the docks do accept cats.
